Charleston Style Row, or “Charleston Double”, is actually a pair of single family row houses that share a common wall and front façade, that make it appear as one building. Quite as delightful, as it is rare! These homes enjoy side porches usually on both floors and, in this example, on both front and back. This is a much smaller example occuring here is an attached, 'double' which shares a common wall bewteen the two, upon which hangs the stairs for each home.
They usually have a rounded pediment, atop columns flanking formal, raised panel entry with transome lights. Interior features include 9 ft ceilings, Fireplace with Adamesque detailing. Floorplan offers side-to-side Formal living Room with side-hung staircase that originates from. the front corner. To the side, thru french doors there is a wooden ballustraded corner porch. To the rear, through wide, cased and moulded opening, is found the formal, Dining Room. This room is also heavily moulded to include chair railing, and offers nice natural lighting through two, large double sash windows.
A Galley Kitchen is found to the side, under the staircase, that accesses both basement and a qauint, squarish City garden, with nice privacy from a rear, service alley. Upsatirs, a large, side-to-side Master Bedroom occurs on the rear, with nice double sash windows that overlook the rear garden. A hall bath services this bedroom, another of comfortable size, and then a small trunk room, or office. In this example, a high pitched roof affords head-height attic space suitable for another side-to-side space with lots of potential, as well as a gable-end sash window for natural light. Lot sizes are less deep, but still rectalinear, narrow end to street
NOTE: drive down a side street, noting distance to alley; this will indicate the lot depth, and if a garage structure still exists, an indication of available garden/yard spaces.
Narrow Garages, appear more often than in the Fan, sometimes in rows, and are often rentable. Potential for income generation. Though narrow, most 5-passenger vehicles fit, but access may depend upon alley width, or turninng radius of your car.
Rarely larger than 1600 sq ft unless there has been a rear addition. House footprints are routinely below 1600 sq ft, laid out in mostly square floor plan of 3 rooms plus foyer/staircase landing area L-shaped staircases, turning at the third step from top Upstairs offers 2 good sized BRs, hall bath, smallish 3rd BR used either as walk-in;
office/nursery; or rarely, renovated to a bath.
